The Sales Process
Assess your home
The first step is to determine your goals and assess your home’s advantage or challenges in the current market. Your KAIZEN agent will help formulate an initial asking price that works best for you and attracts buyers.
Get your home ready for sale
Your KAIZEN agent will offer recommendations on staging, as well as identify potential improvements or repairs that will help streamline the sale and closing process. The best properties are move-in ready so your broker will guide you in making your home the most appealing for buyers.
Showcase your home
Once your home is sale-ready, your KAIZEN agent will set up professional photo shoot and floor plan services, as well as 3D Tour or video shoot. Your agent will also have brochures created for listing appointments and open houses.
Your KAIZEN agent will set up your property listing on the Multiple Listing Service (MLS) used by all Realtors®, which syndicates to every relevant real estate site. Your listing will be featured on KAIZEN website, social media platforms and pushed out to every active buyer in our database whose search criteria matches your home. A sign will be placed outside your home to increase visibility.
Show your home & field offers
Your KAIZEN agent will handle scheduling and screening of interested buyers. He/She will arrange showings and open houses to get the best pool of buyers. Your agent will advocate for your best interests and will keep you informed of all activity and feedback. When you begin to receive offers your agent will help you manage multiple bids, handle negotiation, and execute contracts.
From contract to clear-to-close
Your KAIZEN agent will work with your attorney as well as the buyer’s realtor and attorney to fulfill the terms of the sale agreement. Your agent will collect the earnest money for the closing and help satisfy the buyer’s loan conditions by facilitating the buyer’s inspection and appraisal.
Once your closing date is set, your agent can provide you with referrals for moving and cleaning services, in addition to helping you manage mail and utility transfers. Your agent and attorney will attend the closing with you and hand off the keys to the new owner.
